I am in Tuscany Italy exploring many Villas for sale. The search for villas can be overwhelming. I want to share some of my tips to get you started.
The three Villas I have access to range from an abandoned one, one that needs restoring and a modern villa.

Abandoned Villa
This was heartbreaking to walk around. I was imagining what it would have been like before it was abandoned. Villa’s are expensive to maintain and when life throws you challenges and cash flow is hard to access. The villas like this are then left abandoned. When not secured like this villa people can take valuable items like flooring tiles.
Be careful when purchasing abandoned villas like this. Italian bureaucracy makes it very difficult to restore them in a modern way. It can cost you years before you are allowed to restore them. Do your research thoroughly before you buy and abandoned historical villa?
This property has massive land and beautiful cypress trees whilst you drive to the villa. On the estate is a former church on the property and it’s derelict. Having this on your property will come with many restrictions on how you can restore it. You may not be able to even knock it down.
You see the property has power, history and one must understand an investment strategy must be well executed or you will end up bankrupt. I have seen this many times. It’s like finding diamonds in mud.
Let The Light Shine
This villa has amazing light and its energy is powerful. It has a massive cellar underneath and the land plot is amazing. There is plans for it to be turned into a few flats.

Stunning villa for sale for many years now. Priced at 19million. Great for a hotel stay if you have about another 30million to restore it. Romolini Christies are the sole agent right now. Can he sell it?
Modern Villa With A View
Tuscany Villas have the best views in the world. There access to a secluded country lifestyle is why many people want to reside and buy-in Tuscany. This is a Villa which is very modern for sale for three million euro.
If you don’t want the rustic lifestyle regarding interior design, this is your villa.
Its rustic charm is no longer there but what it does have access for any buyer to walk-in buy and live. The best part of the villa is the natural light and view.

The views from this super modern villa for me is the selling point.
There is plenty of natural light, in most villa’s they are very dark inside. I currently live in a very dark rustic villa.
There is nothing historical about this villa inside it has been decorated with a modern way of living.
This villa with its modern interior means you will be very warm and cosey in winter.
All the flooring is wood and modern but again the view is the golden gem. in Tuscany one lives outside most of the time.
Sauna With A View
I have reviewed hundreds of luxury hotels with spa rooms. To date, the view of this one is why I would buy this villa.
A steam room with a view. Slap on some Tuscan olive oil after your steam wellness.
Swimming Pool View
When in Italy one must opt for a swimming pool view. It’s the Mediterranian after all. Sipping wine and Prosecco at the poolside is the way the Italians live.
Imagine swimming here with this unobtrusive view all day every day. Tuscany is an alfresco lifestyle where one eats outside and swims.
Due to historical legalities, one can not alter the exterior of the Villa.
Villa 18th Century
This villa is in need of restoration but you can live in it whilst working on the villa. There is a modern kitchen and heating to tye you over during your restoration. The energy is vibrant and the history is more deep and rustic.
Tiles make a property and add colours to the interior of the properties. This is the internal access to the villa.
The lighting in this villa is very bright.
Garden Views
One must have an alfresco lifestyle here in Tuscany and a private large garden adds value to one’s opulent lifestyle.
The outdoor setting and views are wonderful. There is a forest next to the villa which adds to the stillness ambience of living here. It also blocks out traffic noise as Lucca, is literally 15min drive away. It’s a 5min drive to the highway which gives you access to Pisa, Florence and Siena.
The view and outdoor space is what will keep you sane when buying this villa.
Wine Cellar
Most villas have a wine cellar. I find these the most amazing areas in any villa. Lot’s of owners are filled with historical Italian furniture.
Most sellers are keen to sell the furniture with the villa.
Which furniture keeps a rustic ambience.
Unlocking The keys
Buying or renting a villa here in Tuscany is what I can give you. It really comes down to your dream, your soul and budget. La dolce vita, the sweet life in Italy is truly a remarkable one. I am having the time of my life during the pandemic. That can only happen here in lockdown Tuscany.
