I am living in Tuscany and in the winter living in old villas are very cold and hard work. Tuscany is very green as it rains so much. During the winter and spring the colour green changes.
Old villas will destroy you on every level if you don’t have the cash to maintain them. So buy a new one and just move in. I know the villa lifestyle and I will be brutally honest.

Here it is important to connect with the seller. It is common here the Italians will sell if they like you. And if they don’t you are out! be sensitive to the culture. Italians are very passionate about life here.
I like to make sure I am remembered and trend sustainable fashion. I like to do that by wearing my green moss blanket. It is made here in Tuscany and it is wool. Dress well, its a way of connecting to the seller.

I live in a rustic old vill and it’s hard work on every level. It is stone cold, dark and the heating is old and very expensive.
So if you are seeking a modern rustic dolce vita. This villa has everything you need. Just buy it and enjoy the views.
Isolation
This villa is surrounded by World villas and other international buyers who come and stay in the summer. The mistake many international buyers make. Is that they forget about community. this particular villa is 40min from Lucca the historical centre. This can be very daunting living on your own or as a couple.
Living amongst other people means you have a sense of community. Your villa is looked after and is kept safe. Isolated villas on their own can get broken into.

Heating is expensive here in Italy. In this modern villa it all double glazing, insulated and modern hearing, pipes and plenty of hot water. This is important when you are here in the winter and are over fifty.
Internet
Depending on your provide internet can be frustrating. In this modern villa, new cables are in every box so you can get the best access to wifi.
If you are a digital nomad and want to live and work. This is a great villa to buy.
Entertainment
The garden, views and space are excellent for hosting anyone. You will certainly be impressed with the gardens, lap pool and views.
Road Access
You are responsible for painting the road here in Italy. This road is wide and well maintained. Not too steep. Again older, mean colder, means not so bold in driving cars in Tuscan hills.
Make sure you have a good reliable car here in Italy.
Lighting
Natural lighting in old villas is hard. I live in a very dark villa and I hate this. it really does me head in when it comes to winter dark months. This particular villa has plenty of natural light. You are living inside and out regarding nature, ambience and the views are to die for. Wooden flooring means warm and cosey. And the interior design is of a very high standard. Look at that modern radiator and it’s well inuslated.
